Work Order Reference Guide

The comfort and safety of our residents is one of RENU Property Management’s top priorities. To ensure that urgent matters are promptly addressed, we’ve created a quick reference guide to help you distinguish between emergency and non-emergency work orders. Understanding what falls under each category can help us prioritize and respond to your requests more efficiently.

What is Considered an Emergency:

1. No working toilets:
  – If you have no functioning toilets in your home, it is considered an emergency.

2. Active water leak (pipes, roof):
– Any active water leaks from pipes or the roof should be reported as emergencies.

3. No heat when inside temperature is below 65 degrees:
– Lack of heating during colder temperatures is treated as an emergency.

4. No A/C when the inside temperature is above 80 degrees:
– If the air conditioning fails and the indoor temperature rises above 80 degrees, it is considered an emergency.

5. Broken windows:
– Broken windows that compromise the security of your home are emergencies.

6. Broken exterior door locks:
– If the locks on exterior doors are broken, compromising your home’s security, it is considered an emergency.

What is Not Considered an Emergency:

1. At least one working toilet:
– If you have at least one functioning toilet, it is not considered an emergency.

2. Running toilet/dripping faucet:
– Issues with running toilets or dripping faucets, while inconvenient, are not emergencies.

3. No heat if air temp is above 65 degrees:
– Lack of heating when the air temperature is above 65 degrees is not considered an emergency.

4. No A/C if air temp is below 80 degrees:
– If the air conditioning fails but the indoor temperature is below 80 degrees, it is not considered an emergency.

5. Ceiling fans:
– Problems with ceiling fans are not emergencies.

6. Pool passes, and garage remotes:
– Requests for pool passes or garage remotes are not considered emergencies.
